<p class="wp-block-paragraph">The real estate market in Edmonton is seeing some changes with the arrival of fall. While sales activity has slowed compared to the summer, not all property types are following the same pattern. Recent numbers from the <a href="https://realtorsofedmonton.com/">REALTORS® Association of Edmonton (RAE)</a> show that some Edmonton houses are still climbing in value even as the overall market cools.</p>



<p class="wp-block-paragraph">In September, the Greater Edmonton Area saw 3,645 new listings and 2,192 sales. That marks a 0.1 per cent month-over-month increase in listings but a 7.8 per cent drop in sales. Year-over-year, listings jumped by 16.3 per cent, while sales fell 2.9 per cent. The result is a market with more options available for buyers, as inventory has grown by more than 25 per cent compared to last year.</p>



<h3 class="wp-block-heading"><strong>Market Activity and Price Trends</strong></h3>



<p class="wp-block-paragraph">Within the City of Edmonton, sales dipped 5.3 per cent from a year ago, while new listings rose sharply by 19.2 per cent. This wider gap between supply and demand is helping balance the market, yet certain housing types are bucking the trend when it comes to pricing.</p>



<p class="wp-block-paragraph">Row and townhouse properties are showing the biggest year-over-year jump. Their average price is now $296,000, up 4.5 per cent. This growth is notable because townhouses often serve as a middle ground for buyers priced out of detached homes but looking for more space than a condo offers.</p>



<p class="wp-block-paragraph">Detached houses are seeing only a small price climb, up 0.3 per cent to about $540,000. Semi-detached homes also posted gains, while apartment-style condominiums are holding steady. One interesting change this fall is the time condos are spending on the market. The average dropped from 49 days to 47 days, showing buyers are acting more quickly.</p>



<p class="wp-block-paragraph">Darlene Reid, 2025 Board chair for the RAE, said activity is calming as expected in the fall. However, she also noted that townhouse and semi-detached prices are still showing strength. Reid added that the Bank of Canada’s next move on interest rates could spark fresh demand if borrowing becomes more affordable.</p>

This means more choices for buyers. The total number of houses available was 7,083, which is 21.8 per cent higher than the same time last year. But sales have slowed. Only 2,860 homes sold in July, down 2.6 per cent from 2024. Even though more homes are on the market, experts say this is not a full shift to a buyer’s market. The type of home and location still matter a lot. Some areas are hot for sellers, while others are moving slowly. Let’s look closer at what’s going on.</p>



<h3 class="wp-block-heading"><strong>A Mixed Bag Market</strong></h3>



<p class="wp-block-paragraph">Edmonton’s housing market is giving off mixed signals this summer. On the one hand, there are more homes for sale than last year. Buyers have more time and more options. REALTORS® say motivated sellers might be willing to lower prices to make a deal. This is great news if you are looking for a home. But experts warn the market overall is still in favour of sellers. Right now, Edmonton has about 2.7 months of housing inventory. To be a true buyer’s market, there would need to be more than six months of inventory.</p>



<p class="wp-block-paragraph">Moreover, not all properties are moving at the same speed. Detached homes are selling faster, taking around 31 days to sell in July. Condos are taking longer, with an average of 46 days on the market. In July, 1,690 detached homes sold compared to 471 condos. With so many condos available, supply is higher than demand in that part of the market.</p>



<p class="wp-block-paragraph">Some buyers are finding that it’s only taking a few days from starting their search to getting the keys to a new home. This is a big change from a few years ago, when homes could sell within hours. Experts say this slower pace may shift again in the fall, as Edmonton’s market tends to be seasonal.</p>
